What is BREEAM Green Building Certification?


Developed in England in 1990, BREEAM is the first green building rating system. For this reason, it is accepted as the most trusted certification system. The primary purpose of certification is environmental development. There are many categories according to the purpose of use and the country of the building.


More than 600 thousand buildings and structures in 93 countries have BREEAM Certificates. However, due to the worldwide spread of the LEED certificate issued by USGBC and its ease of installation, BREEAM has become unique to the UK. Of the more than 600,000 buildings on the platform, only 9% are located outside the UK. Projects applying to the BREEAM Certification System from outside the UK must work with the platform authorities before the building is built to adapt them.


The platform aims to put the projects in a position to receive green building certification quickly. To obtain the certification, it is obligatory to work with an authority directed by the organization from the design stage before completing the projects. The construction cost of a building that complies with the BREEAM Certificate increases by 1% to 5%. In addition, the operating costs of the building are reduced by 10%.

The BREEAM Certificate has ten titles. There is a percentage allocated to each of the ten titles. The building receives BREEAM at the combination of percentages. Scoring is broken down into percentiles. Energy occupies the most important part of the scoring system. The topics include energy, innovation, pollution, land use, waste, material, water, transportation, management, health, and comfort. The total point system is given, considering 110%.


There are BREEAM degrees, and the minimum percentage required for these degrees. The scoring system is as follows:


• BREEAM Pass > 30%

• BREEAM Good > 45%

• BREEAM Very Good > 55%

• BREEAM Excellent (Excellent)> 70%

• BREEAM Outstanding > 85%


What is the Difference Between LEED and BREEAM?


Both certification systems aim at environmental sustainability. The most significant difference between them is how the rating is done. While the BREEAM certificate is issued, the platform's teams conduct inspections.


Licensed grading inspectors are present at all stages of buildings from construction to completion. In LEED, the decision is made to the extent that the requirements of the building are met, and it does not go through an inspection process with inspectors. It has been awarded BREEAM accreditation. On the other hand, the LEED certification process does not conduct on-site inspections. The platform inspector is not used in LEED to collect evidence. Instead, the building's design team collects the data and sends it to LEED's headquarters, the USGBC. After examining the data, a LEED certification is given if the building meets the requirements. For this reason, the use of LEED certification has increased, and BREEAM has remained more local. LEED is easy to acquire and apply. But BREEAM is more reliable thanks to its unbiased rating.
